  1. SAIL

Six-story wood frame residential project at the University of British Columbia

SAIL is the the first six-story wood frame residential project at the University of British Columbia campus in Vancouver.  Clean lines, the use of warm and natural materials, and extensive indoor/outdoor living are the principal design motors.

This project consists of 172 condominium apartments in two buildings that total 166,660 sq. ft.  Each building is six stories tall, and sit on top of two levels of underground parking.  Exquisite private roof gardens are provided for of the top floor units where residents are rewarded with exquisite views of the neighboring forest, the community and the Georgia Strait/Salish Sea.

One of the principal features of the building, in terms of uses of wood, is the dramatic entry Pavilion design.  Utilizing Glulam columns and beams a strong, soaring pavilion was created.  This pavilion is then flanked on either side by flowing water.  The pavilion marks the main entrance of the development and leads to the front doors and lobbies of both buildings.  Additionally, the two buildings are separated by a courtyard that is open at one end to the entry pavilion and the other end to an adjacent park.

Inside, wood can be found in multiple applications:

  • Engineered joists, beams and LSL rimboard for the flooring system.
  • Walls are constructed of 2×6 doubled kilned dried Douglas fir.
  • The Elevator shafts were constructed with laminated 2×6 studs to meet fire code performance requirements.

The SAIL project meets the highest standards for sustainability estabilshed by UBC: REAP (Residential Environmental Assessment Program) Platinum, which is similar to a designation of LEED® Platinum.
